Swift Current residential lots on sale starting July 21

City of Swift Current

The city of Swift Current has announced that 41 single-family lots and six duplex lots in the north end of the city will be available for purchase on July 21. 

The 47 new lots are located in the Valley Ridge residential area north of the Cypress Regional Hospital.  The sale starts at 7:45 a.m. at City Hall, and while the city said demand isn’t as high as in previous years, there’s still a strong market.

“We have a number of lots coming on now which we feel will meet the immediate market need,” said Mitch Minken, the General Manager of Infrastructure and Operations for the city.  “We also have a number of lots coming on late this fall… so we anticipate we’ve got more than enough to meet the demand that’s out there.”

Minken said the shortage of contractors in the city means there are actually more lots than builders, so progress on the new development may be slower than normal.  Lot owners have 120 days to begin construction, but the city isn’t going to be strict about deadlines.

“We’re interested in getting things started, but we’re cognizant of the fact that it’s difficult to find contractors these days,” he said.

The city aims to sell and additional 70 lots later this year.  They’re also working out future developments around Elmwood Golf Course and in the old school areas vacated by Chinook School Division, although the latter is still a ways away from development.

“We’re working away at that, but those sites are going to take some time,” Minken said.  “Chinook school division is not completely finished with all of those yet.”

Things are a bit different with Elmwood, however, where things are steadily moving along.

“The Elmwood Development there at the Elmwood Golf Course is moving forward at a pretty good pace,” he said.  “We anticipate that’s probably the next place that we’ll be developing and selling lots.”

Minken said the city has sold around 45 lots per year over the last several years.  The most memorable year was 2007 when developers camped out in front of city hall to make their purchases.

“That time (2007) was a very desirable sub-division and the lots were in quite limited supply,” he explained.  “It was a unique situation when that happened.”

To help simplify the sale, the city has maps available at city hall for those interested in viewing the layout.
